Update:  We have experienced a lot of interest our home.  If you are serious about renting the home please be prepared to email the rental application http://landlordassociation.com/RENTAPP.pdf along with two recent pay stubs and a copy of your identification.  

Home is available for move in Saturday June 4th, 2016. We are having new carpet installed on Friday, June 3rd, 2016 and will prorate the first month's rent.

The last time this home was available for rental we had 8 strong applicants, if you're seriously interested please come prepared to fill out a rental application.  We'd also love to hear a little about you, how long of a lease you're looking for and your preferred move-in date.

A Little About Our Home

Our newly renovated modern pool home is located in the Rancho Sereno neighborhood which is located within the city of Yuma.  If you are a military family (like we were when we lived there), this is the perfect distance from the base, it's far enough to feel separate from work but close enough to not feel like you have a big commute (like living in the foothills).   The home is located in a safe neighborhood within walking distance to the best schools, and on a great canal system which is perfect for evening walks with the dog.

Our home features an open floor plan, perfect for entertaining, anti-microbe silestone quartz countertops, glass backsplash, all new stainless steel appliances to include a 5-burner gas range stove, and a huge butcher-block island.  The spacious master bedroom is attached to an on-suite bathroom and walk-in closet and a door that opens up to the backyard and pool area.

The backyard is fully fenced and features a grass area with irrigation, a large play pool, and a covered patio that is great for grilling and hanging out in the shade.  The pool is a self-cleaning, self-leveling pool that is also serviced twice a week (included in rent) for a truly maintenance free pool experience.

Entrance to Home


Both the front yard and backyard grassy areas have automatic irrigation system and have been landscaped with drought resistant landscaping. The front door is fitted with an additional lockable, screened-storm door. The attached two car garage (not in picture) is located just to the right.

Formal Living Room

This space could be used as a fourth bedroom as it has a full closet and a bright window, it is currently used it as an office but could also be suitable as a play room, craft room or music room.


Kitchen



Fully remodeled open-concept kitchen includes brand new appliances to include a 5-burner gas oven/range and a refrigerator/freezer with ice and filtered water dispenser (so important in Yuma). Stylish mosaic glass serves as complimentary backsplash to the newly installed Silestone quartz countertops. The 4'x8' butcher block island is an excellent food prep station and is even better to gather friends and family around for drinks and appetizers.

Master Bedroom

French doors open up to the spacious Master Bedroom, currently in this room there is a large dresser, a king size bed, and a chaise lounge in the corner. A door in the master bedroom gives you direct access to the pool patio. The master bathroom also includes a toilet behind it's own door, double sinks, a walk-in closet, a shower and a garden soaking tub.

The guest bathroom features a waterfall faucet, above counter sink, new toilet and a full shower and tub.

This is the smallest of the two guest bedrooms; both guest bedrooms feature soft carpet beneath your feet, a full closet, a new coat of paint (taupe in this room, blue in the other), and crisp white baseboards. The bed pictured here is queen sized bed.

Laundry Room

Most rentals in Yuma do not come with a washer and dryer included, ours does! The door in background leads out to the two car garage.

Here is a shot from the far side of our fully fenced backyard. With the exception of high noon the backyard is always partially shaded either by the house or the fence. The irrigation system keeps your grass green and provides drip irrigation for the flowering bouganvilla vines on the back fence. There is ample room on both sides of the house for storage or even for a raised-bed vegetable garden. The first door on the left in this photo leads into the master bedroom, the second door further back leads into the living/dining/kitchen area. All exterior doors are fitted with lockable, screened, storm doors for additional security.

The rent includes twice a week pool service. The pool service guy comes on Mondays and Thursdays to clean and balance the pool. There is zero pool maintenance required by our renters. For those unfamiliar with Yuma the swim season tends to be from mid-April through the end of October, temperatures during the peak Summer months hover around 110 degrees, having a pool is essential.

The backyard is ideal for entertaining, grilling, pool parties, etc. The pool is considered a 'Play Pool' which means it is shallow on both ends and deeper in the middle. The pool comes with a high quality floating pool lounger and a pool volleyball net.

Monthly Cost, Deposit, and Pet Information

The $1400 a month rent this includes pool service with a minimum of a 1-year rental agreement.  The monthly rent can be reduced by $50 by simply signing up for automatic payment.  In addition we can discount the rent by another $50 (bringing the monthly rent down to $1300) if you are willing to sign a 2-year lease.

The deposit is $1400 ($1300 with a 2 year lease, $1000 with a 3 year lease). Rent is due on or before the first of each month.

This home is pet friendly. There is a non-refundable pet deposit of $350. When inquiring about the property please tell us more about your pet(s).

There will be both a credit and basic background check for all applicants. We can work with some credit and background issues but please be upfront about them.

Maintenance of the yard requires only mowing of the lawn in the Summer and Fall months (the grass goes dormant during the Winter and Spring months), this is the responsibility of the renter however we can connect you with a reputable landscaper in the area if you choose to hire this task out.
